Redesigned Assisted Living Facility Proposed

It was a relaxed and more confident Walter Chancey who met with concerned Marco Island residents on Tuesday, September 29, to present a scaled-back version of his firm’s initially ill-fated “Continuation of Care Retirement Community” (CCRC) to be built at the corner of San Marco Road and Bald Eagle Drive. 

More than 2 years earlier, Chancey Design Partnership, in conjunction with CW Development Partners and Watermark Communities, had come forward with a much larger project that included independent living, assisted living and dementia care.

They proposed purchase of five of the 11.4 acres owned by Naples Community Hospital (NCH), acreage initially donated by Deltona Corporation to house a medical/hospital facility to serve island residents. The proposal stipulated that monies from the purchase would be utilized to construct a new state-of-the-art Urgent Care Center and medical offices.

After much discussion and debate, which did result in a considerable adjustment of size and density of the development, the Chancey proposal ultimately was rejected in February of 2019. That rejection required they wait at least 12 months before reapplying.

The September 29 presentation, held at Mackle Park, was attended by approximately 15 residents, with another 25 participating remotely using a Zoom format. The Chancey team was hopeful its revised proposal would be more palatable to the residents and address some of the concerns of the planning staff.

In addition to expressing the need for this type of facility here on Marco Island, some of the changes which Chancey and his team presented included the following:

  • Density reduced from a 166-unit to an 86-unit/92-bed assisted living and memory care facility.
  • Elimination of independent living units, significantly reducing traffic concerns.
  • Total project size reduced to 10 acres overall.
  • City to be deeded a public park and public waterfront access.
  • Total height of ALF building to be 35 feet +1.
  • ALF Building to be 300 feet from nearest Waterside Condominium Residence.
  • Concerns over consistency with City’s Comprehensive Plan to be addressed.

The new plans should be before the Marco Island Planning Board at their November 4 meeting for questioning and review by the board before being presented to the City Council.
