There are 294 condos for sale on the island this week, and 160 of them (more than half) are two bedroom, two bathroom (2br/2ba) units. These popular condos range in price from $165,000 for an Island Village condo, to $1,190,000 for a Hideaway Beach condo. The smallest two bedroom condo listed for sale is a 787 square foot condo at the Village at Smokehouse Bay, and the largest is a 2,541 square foot condo at Hideaway Beach. Realtors are selling on average 26 of these 2br/2ba condos per month on the island. Owners like them because they are just right for a vacation home, allowing the owner to use the second bedroom as a home office and part-time guest suite for friends and relatives.
Half of the 2br/2ba condos listed for sale are on the beach. The median list price of a 2br/2ba condo on the beach is $550,000 for 1,132 square feet of air conditioned space, or $486 persquare foot. Inland condos are listed for a median price of $315,000 for 1,040 square feet, or $303 per square foot. Water direct condos have a median list price of $430,000 for 1,285 square feet, or $375 per square foot. Water indirect condos are listed at $395,000 for 1,000 square feet, or $354 per square foot, and condos one the Gulf at the south end of the island are listed for a median $700,000 price for 1,452 square feet, or $496 per square foot.
The median price of a 2br/2ba Marco Island condo sold this year is $400,000. Those sold range from $118,500 for a Coquina Garden condo, to $2,250,000 for a Madeira condo with two impressive master suites. Of the 548 condos sold on the island so far this year, 52% are 2br/2ba condos. Condos sold this year include 11 studio apartments, 86 one bedroom, 309 two bedroom with one or two bathrooms, 134 three bedroom, 6 four bedroom and 2 five bedroom condos.
